Liberty Hill, built by Traditions of America, is a premier 55+ active adult community, spanning 82 acres, located in historic Boalsburg, PA, and adjacent to State College. It offers a friendly, welcoming environment, low maintenance living, outstanding Clubhouse amenities and an unbeatable location just minutes from The Pennsylvania State University and downtown State College. 
Liberty Hill consists of 282 beautiful homes and offers a carefree lifestyle.   The social hub is the signature, two story, 10,000 square foot Clubhouse, which features a beautiful outdoor heated pool, an indoor sports bar, fitness center, locker rooms, hot tub, sauna, full kitchen, game room, and a great room for community events.  Liberty Hill also has a tennis court, a community garden and walking trails that connect the entire neighborhood.   Residents are able to participate in a variety of activities including water aerobics, yoga classes, billiards, card playing and crafting, informative fireside chats, regular happy hours, OLLI classes, and much, much more.  Monthly calendars replete with activities are published for residents and promise to offer something for everyone.  

How many homes are there in Liberty Hill?

The 282 units include 139 detached, single-family homes and 143 attached townhomes, featuring a mix of duplexes, triples and quads, all with two car garages. We are a condominium association (a COA) and all unit owners contribute to the maintenance and upkeep of common property elements with our monthly fee.

We’re a Condominium Association

Liberty Hill residents pay a monthly COA fee. This fee covers the cost of lawn care, all pruning, mulching, snow removal, most repairs to the outside of your home, trash/recycling collection services, capital reserve fund contributions, use of all community amenities, and an onsite community manager and lifestyle director. COA fees fund a monthly contribution to the Capital Reserve Fund (CRF).  The CRF provides for major repairs and replacements of capital assets and minimizes the need for special assessments.
 
Capital Contribution & COA Fees
  • 2026 Monthly COA Fee: $484
  • Capital Contribution at Resale: Six (6) months of the current monthly COA fee
  • Current Amount: $2,904 (based on 2026 assessment)
  • Paid By: Purchaser at settlement
  • Purpose: Supports the Capital Reserve Fund for long-term repairs and improvements
Capital Contribution funds are maintained in the CRF, which is distinct from the Association’s operating budget and may be used for capital improvements and other purposes permitted by the Pennsylvania Uniform Condominium Act and the Association’s governing documents, helping the community fund large-scale projects and protect property values over time. The current amount of the Capital Contribution is based on the current monthly assessment and is disclosed in the Resale Certificate issued by the Association for each resale.

Volunteer Opportunities

Many residents offer their time in volunteer capacities with organizations throughout Boalsburg and State College. Some include Meals on Wheels, A Soldier’s Hands, The Food Bank, Kiwanis, Lions, the Boalsburg Fire Department, Mt. Nittany Hospital, Centre Volunteers in Medicine, Family Hospice, and the Schlow Public Library, just to name a few.  Giving the gift of time is a terrific way to meet new people and become part of the tapestry of our community.

OLLI at Liberty Hill

Liberty Hill is a satellite site for the Osher Lifelong Learning Institute (OLLI) at Penn State, offering community members age 50+ the opportunity to learn, explore and connect through education, travel and social enrichment. OLLI provides residents of Liberty Hill (rates vary according to members and non-members) with the opportunity to attend classes, travel and participate in social activities. Residents of Liberty Hill are offered several ways in which to become involved

Liberty Hill is a beautiful and maturing active adult community governed by a Condominium
Association with Covenants and Restrictions and is professionally managed. There are also several key committees reporting to the Board, including;  Facilities, Architectural Review, Finance, Social Activities, Planning & Communications, and Grounds Committees. Residents are welcome to volunteer as a way to contribute through any one of the committees.

The Pennsylvania State University is located minutes from Liberty Hill, offering access to a beautiful academic setting and opportunities to attend any number of events. State College and the surrounding areas offer cultural events, a state-of-the-art Arboretum, the Palmer Museum of Art, state and local parks, golf courses, tennis and pickleball courts, restaurants, and much more. What we are Not

Liberty Hill is not an entry point for assisted living or transitional care. Except for temporary needs among friends, the Association, committees, and individual residents are unable to assume responsibilities best handled by professional caregivers. Neighbors assuming care may incur legal liability. Those with a healthcare background may be held at a higher standard.
